Borgo Gradis’ciutta: stay among the vineyards on the border Venice and the Habsburgs contested for centuries

In San Floriano del Collio, on the line where Venetian territory ended and Habsburg land began for centuries, a restored 16th-century hamlet is now home to the organic winery and guest rooms of the Princic family.

The hamlet is a charming 16th-century architectural complex surrounded by vineyards, with an ancient rectangular courtyard offering exclusive views over the Collio. Robert Princic has carefully restored it, adding nine rooms and three apartments nestled among the family's historic vineyards, together with wine tastings, guided tours, and other wine tourism experiences.

The vineyards have been organically farmed since 2018. A traditional-method sparkling wine, created in collaboration with a producer from Slovenia’s Brda region, symbolically reunites the Collio and Slovenia—lands once united, then divided by a border drawn across communities like a cut.

The property is just five minutes from Gorizia—European Capital of Culture 2025 together with Nova Gorica—and only a few kilometres from Cividale del Friuli and Aquileia, both UNESCO World Heritage Sites. An ideal base for exploring the entire Collio.
